On Saturday, October 3, Lennar held the grand opening of Ochoco Landing at 1118 NE Whistle Way, on the last city-owned lots inside the Ochoco Pointe subdivision. Prices start at $404,900 for the Archer, a three-bedroom, two-bath plan with 1,290 square feet, and go up to $549,900 for the Cameron, a four-bedroom plan with 2,317 square feet. Pahlisch Homes, which built much of Ochoco Pointe over the past two decades, still has move-in-ready homes listed a few lots away.
Prineville got there on purpose. In May, City Council approved Pahlisch's request to assign its purchase agreement for the remaining lots to Lennar. Prineville Planning Director Joshua Smith told KTVZ that the council approved it "primarily based on providing a slightly lower priced home," and that the transfer kept a project moving that "would have stalled out." The city expects about 150 Lennar homes in the next phases.
That decision affects more than one subdivision. Anyone selling an existing Prineville home this fall is pricing against a seller that has tools a homeowner doesn't.
A large builder with its own lender can pay down a buyer's interest rate. Lennar's limited-time promotion for Oregon and Southwest Washington advertised a 4.25% rate on a 7/6 adjustable-rate mortgage, with a 6.761% APR. The rate is fixed for seven years and then adjusts every six months starting in year eight. Lennar says the APR reflects discount points that Lennar pays.
The fine print limits it. The offer covered select homes only, required financing through Lennar Mortgage, and required a purchase agreement signed between September 28 and October 4, 2026. That window closes today. The promotion page also didn't list Ochoco Landing as an eligible community. So the specific deal matters less than how it works. These offers rotate, and each one changes the monthly payment, which is the number a buyer compares.
A homeowner selling a 1990s ranch near downtown has two levers: list price and seller credits. The builder can lower the price and also buy down the rate on a loan it originates. A buyer touring both homes in the same week will compare monthly payments, and the resale home starts at a disadvantage.
August 2026 is the most recent month in the Beacon Report, the monthly summary Beacon Appraisal Group compiles from MLS of Central Oregon data. That month, Crook County's median single-family sale price was $462,000 on 22 sales. Here's how that compares with the asking prices inside Ochoco Pointe right now:
| Home | Builder | Size | Price |
|---|---|---|---|
| Archer, from | Lennar | 1,290 sq ft, 3 bd | $404,900 |
| Emerald, from | Lennar | 1,572 sq ft, 3 bd | $439,900 |
| Crook County median SFR sale, Aug. 2026 | Resale and MLS sales | n/a | $462,000 |
| Wembley, Lot 236 | Pahlisch | 1,762 sq ft | $474,900 |
| Endicott, from | Lennar | 1,958 sq ft, 4 bd | $484,900 |
| Tahoma, Lot 235 | Pahlisch | 1,906 sq ft | $499,900 |
| Raymond, from | Lennar | 2,137 sq ft, 4 bd | $504,900 |
| Cameron, from | Lennar | 2,317 sq ft, 4 bd | $549,900 |
| Siskiyou, Lot 229 | Pahlisch | 2,590 sq ft | $649,900 |
The county median sits between Lennar's two smallest plans and the rest of the new-construction range. A Prineville resale priced near the middle of the market has brand-new homes listed for less and for more, all within a short drive. Builder prices are early-October asking prices, not closed sales. Beacon's figures cover single-family homes only and leave out condos, townhomes, manufactured homes and acreage.
Divide each price by its square footage and the "lower price point" looks different.
The cheapest home in the subdivision costs the most per square foot. Lennar reaches a starting price near $400,000 mostly by building a 1,290-square-foot house. The larger Raymond is among the lowest per-foot prices of any home in the table. The city got the entry-level price it wanted. A buyer comparing an older resale with an extra bedroom or a bigger lot is weighing space against age.
This favors some resale sellers. An existing home with more square footage, a garage shop or a mature yard, priced near the $462,000 median, can come in at a per-foot number the Archer can't match. The new home wins on payment and finishes. Lennar's "Everything's Included" list covers items like a counter-depth refrigerator, gas range and faux-wood blinds, and Lennar points buyers to the purchase agreement for exactly what's included.
Selling takes longer in Crook County now. Median days on market for sold single-family homes reached 69 in August 2026. It was 54 for Q2 2026 and 27 for Q3 2024. Inventory was six months in August, based on 127 current listings against 253 sales in the prior 12 months. In May 2026, the Bend Bulletin reported five months of inventory and a $477,000 median for the county.
Prices haven't dropped much. The quarterly median was $442,000 in Q2 2026, up from $417,000 in Q2 2025. The change is in pace. Homes are holding value but taking more than two months to sell.
Lennar's first homes are scheduled to finish during that same slow stretch. The Archer at 1105 NE Whistle Way, listed at $404,900, has an estimated completion date of November 30, 2026. The Raymond at 1278 NE Whistle Way, at $519,900, is estimated for December 16. The Emerald at 1083 NE Whistle Way, at $443,400, is estimated for January 25, 2027. Builders usually want finished homes sold rather than sitting empty, so a resale listed this winter will likely compete with completed homes that come with incentives.
Ochoco Landing is just the first new project to open. The city has approved or enabled more, and Smith has said where he thinks the gaps are.
"A tremendous amount of apartments being built. So that's kind of hitting some of that upper middle. I think we have a little bit of need at that lower middle."
Here's what's in the pipeline:
Solace at Iron Horse, Thistle & Nest's 20-home affordable ownership community, had all of its homes built and its first closings by March 2026.
For a resale seller, this explains why more listings and longer days on market aren't a short-term blip. New apartments will absorb part of the renter and upper-middle demand. Builders are going after the entry-level ownership buyers who used to look mostly at older homes.
Much of this demand traces to the data centers on the rimrock. A city economic analysis completed this year found data centers employ about 700 people and credited them with raising average local wages from about $34,700 in 2008 to $72,100 in 2022, according to the Bend Source. Meta's first local tax-exemption agreement expires next year, and city leaders expect a large jump in property tax revenue when it does. Those wages helped create the buyers Lennar is targeting. The new subdivisions are where the city is putting them.
Is the Crook County median a Prineville-only number? No. Beacon reports Crook County as a whole, which includes Prineville and outlying areas, and counts only single-family homes. It leaves out condos, townhomes, manufactured homes and acreage.
Are builder incentives always tied to the builder's lender? Lennar's recent rate offer was. It required Lennar Mortgage financing and applied only to select homes. Ask for the current terms in writing, and compare the fixed period, the APR and the adjustment schedule with any outside loan quote.
Does Ochoco Landing have HOA dues? Lennar's plan pages have an HOA and fees section but don't show an amount. Get that figure from the builder before comparing total monthly costs.
