Looking for privacy, trees and an opportunity to make a place your own? This 2.76 acre property in the wooded hills outside Talent offers a peaceful rural setting just a short drive from downtown. Enjoy mature trees, sounds of nature and, on quiet evenings, the gentle rush of nearby Wagner Creek. The 1975 double-wide mobile home is structurally sound and ready for your cosmetic improvements, with a metal roof, a 2013 heat pump, and a permitted wood stove for warmth and atmosphere. A separate old miner's cabin adds history and character. The sand filter septic system was built for a larger home, offering future expansion potential. For buyers with imagination and energy, this could become a special retreat. The well has limited production; sellers have relied on regular water deliveries for several years. Financing may be limited due to age of mobile home; buyers considering loans should investigate eligibility before offering. Bring your ideas and discover the possibilities!
